Tell us about H3K Home + Design.

H3K Home + Design is a design firm located in Palm Springs. We have various aspects to our business, including an Interior Design team and a furniture showroom, taking clients from the start of renovation to move-in day to create a unique space they can call home. Our focus has been Mid-Century Modern homes in Palm Springs, but we have also worked on Spanish, contemporary, and traditional homes from Santa Barbara to Switzerland.

What’s the story behind Limón?

Constructed in 1964 and originally built as an apartment house named Stuart Manor, Limón’s all-steel structure makes it one of the most unique buildings in Palm Springs. Over the years, the property had been residential, hospitality, and most recently, a rehabilitation center.

The current owners wanted to transform the space into a one-group hotel that sleeps 14. The building is made up of six guest rooms around a pool, plus a large communal kitchen, outdoor BBQ area, a spa, and plenty of space for guests to spread out and enjoy some me-time in privacy.

How did the floor coverings play into the aesthetic?

We were inspired by the Mid-Century Modern movement of Central and South America—color blocking, Brutalism, and the influence of the 1968 Mexico City Olympics. As you can see from the amazing wallpaper, colorful tile, and pops of furniture, we aren’t afraid of color. That’s what drew us to FLOR—the breadth of selection, design, and colors.

What do you love most about FLOR rugs?

FLOR was the perfect option for this property. Besides the amazing color and designs that harmonize perfectly with the aesthetic, it also functions amazingly. Since this is a hospitality project, we knew that having the ability to swap out a tile as needed would be ideal.

Even better, we had no concerns about sizing. Working on a remodel project, you work with rooms that are a set size, and sometimes they are wider, longer, or oddly shaped. The ability to create rugs to fit the size of the room without having to go to a custom rug manufacturer is amazing. When both design and function work well together, you have an incredible product.

What are your tips for creating the perfect vacation home?

One word of advice we give clients doing a vacation property is make it different from your primary home. Go with a different vibe, go with a different style, add color, and really make it a different experience than where you spend most of your time.
